Carlo exceeded every expectation my wife and I had, and we recommend him without hesitation.
His marketing of our North Delta home was extraordinary. He created three professional-quality videos, including an imaginative movie-trailer campaign that immediately captured people’s attention and made our property stand out from every competing listing.
The results speak for themselves. In what was generally considered a slower market, 43 groups viewed our home during the first 48 hours. We received six offers, three above asking, and sold within five days for $1.587 million—just under 10% above our listing price. We also achieved the highest price per square foot in our area, roughly 10% above the previous highest comparable sale. There is no question that Carlo’s exceptional marketing strategy played a major role in producing that result.
What he accomplished on the buying side was equally impressive.
The townhouse we had hoped to purchase unexpectedly came off the market, leaving us genuinely concerned that we might not find a suitable new home. Carlo then remembered that another realtor owned a nearly identical townhouse in the same development. Although it was not listed for sale, he took the initiative to call and ask whether the owners might consider selling.
That one creative phone call produced an opportunity that had not existed before. Carlo then negotiated patiently and skilfully, reducing the owners’ firm asking price from $1.2 million to $1.135 million and saving us $65,000. He did not simply help us find a property—he created the opportunity for us to buy the home we will now cherish for the rest of our lives.
Carlo also coordinated the timing of both transactions so that we could complete renovations and professional cleaning before moving in.
Throughout the process, Carlo was honest, ethical, responsive, adaptable and completely committed to our interests. He combined outstanding business judgment and negotiating ability with humour, optimism and a genuine understanding that selling a family home after 38 years is much more than a financial transaction.
Carlo helped us close one of the happiest chapters of our lives with a result beyond anything we imagined, while opening the next chapter by finding us the home we truly wanted.
Carlo’s impact on our family during this major transition was so profound that what began as a simple Google review grew into a much longer personal tribute which we shared with him to express more fully how much his efforts had meant to us.
